Resumen

The relationships between housing markets and urban regeneration processes are presented through the case study of Turin 's City ( Italy ). The regeneration, in the last fifteen years, of more than three million square metres of disused industrial land, has represented a single opportunity to completely change the face of the city and the inhabitants' conditions. But the strong concentration of public and private investments, supported by a positive real estate cycle and the strong trend of rising values, has determined an apparently opposing situation. The strong predominance of the private supply on the housing market and the progressive erosion of the rental market, in per cent terms, have, in fact, created a situation of disease that seems opposed to the main goals of the first Strategic Plan.
