Perception of Project and Construction Management companies on the implementation of Lean IPD in Spain

Abstract

The construction sector is inefficient and conflict-prone compared to other productive sectors. Lean IPD (Integrated Project Delivery) is one of the most promising strategies at our disposal to transform the way projects are managed. Among all the stakeholders involved in the construction process, the Project Manager is a key figure, not only as the representative of the owner but also as the only specialized figure in project management. Therefore, understanding their perception of the implementation of Lean IPD was particularly relevant. For this purpose, 28 interviews were conducted with individuals working in Integrated Project Delivery companies, which provided visibility into the challenges and opportunities of its implementation in Spain, while also addressing the potential transformation of the role and services offered by these types of companies today. The interviews revealed that there are few experiences with the use of Lean IPD in Spain and that the sector's culture poses a significant barrier to its implementation. However, it was also revealed that some of the underlying principles, such as early stakeholder involvement, collective decision-making, intensive owner engagement, risk-benefit-based compensation, co-location, and the use of open books, are widely known and separately applied for a long time.

José Javier Gil Sebastián, Technical University of Madrid

Architect and Master in Integrated Management of Construction Projects and Real Estate Assets (MeDIP) from the Polytechnic University of Madrid where he is a teacher and coordinator of the practical area. He is certified as a PMP® by the Project Management Institute. He studied and worked in South Korea, the Netherlands and Panama, where he worked for 5 years as a Project Manager at Mallol Arquitectos leading a team of more than 30 professionals. In 2018 he was responsible for the Mallol Arquitectos internationalization process in Spain and in 2019 he was appointed Secretary General of the Spanish Association of Integrated Project Management (AEDIP) from which he is in charge of promoting, disseminating and defending the interests of Project companies. Management in Spain. Currently he combines his functions as secretary of the AEDIP with the research side as a doctoral student at the Department of Construction and Architectural Technologies of the UPM and the free exercise of the profession as a Lean consultant in various construction projects.

Manuel José Soler Severino, Technical University of Madrid

Architect from the School of Architecture of the Polytechnic University of Madrid in 1988. Master in Management of construction and real estate companies (MDI) from the UPM in 1989. Doctor in Architecture from the UPM in 2012. Professor at the E. T. S. of Architecture of Madrid since 1991. He is General Director of the Master MeDIP and Director of the “Project & Construction Management” Courses of the Official College of Architects of Madrid (COAM), he has been a professor at the Schools of Architecture of the San Pablo CEU and Camilo José Cela Universities. of Madrid, and Director of the “Project & Construction Management” courses of the Higher Council of Colleges of Architects of Spain (CSCAE), he has presented conferences, attending international conferences as a guest and speaker and writing books and articles in specialized magazines. He has also been invited as a specialist professor at International Universities in Italy, Ukraine, England, Argentina, Panama and the USA. Professionally he has worked for large international groups as an Architect and “Project Manager” in Spain, England, Egypt, Russia, Ukraine, Italy, Switzerland, Panama and currently in the United States.
