Social housing location in mcmv: reflections on business models for housing production

Abstract

If location is the first decision taken in a housing development, the appropriation by urban studies of business perspectives can help to understand more about mechanisms that mobilize the real estate production that builds and transforms cities. Based on experience of Minha Casa Minha Vida Program (MCMV) in Brazil, this article intends to recognize business models to produce social housing by private sector and to explore a decision-making model on the social housing location in the city. With more than 6 million units contracted between 2009 and 2020, the program impacted the entire Brazilian territory, from small cities to large metropolises. Models were built from exploratory and comparative analysis between modalities, quantities, typologies and locations of MCMV’s projects sample. Model's analyses point to the relevance of access to credit, to the repetition of known building patterns and to densification as strategy to maximize financial returns.
