Abstract

The residential structure of Peruvian cities is the result of legal gaps in planning and land access management instruments; as well as the private real estate market (formal, informal and illegal). In the city of Cusco, traditional residential areas are losing this character, giving way to commercial uses; apartment buildings replace single-family homes; New peripheral urban areas emerge with dispersed buildings. As a result of this problem, this paper aims to explain how the current residential structure of the province of Cusco is conditioned by the private supply of housing, as well as the land market and urban properties. The analysis is based on the review of the results of the latest censuses, as well as the record of the value of the land and the marketable urban properties in the area of ​​analysis.
