Abstract

In the analysis undertaken on the matter of property valuation, it is used to face this concern by determining a monetary quantity, which would represent the value of the property.

In order to do so, the grounds that provide this value should be studied and pointed out first. In other words, the quality or qualities that singles out a property among others.

It is already known that the attributes of a value could be either tangible or intangible. The latter have not been treated properly in the property sector. As it will be shown, these intangible properties are essential due to the real influence that puts on the final economic valuation of a property.

To take this approach obliges to enter in the existential fact of the good itself. That is not easy because it demands to get into this approach from different perspectives: axiology, anthropology, psychology and sociology. These sciences would facilitate the consideration about the qualities of the values which are in its essence.

This method would allow the understanding of the appreciation that properties own in a free market society, which would be out of the values provided by the materiality of the good itself, such as the maintenance condition.
